And the ad reads:

"Gone fly fishing? Are you a fly fisherperson wannabe? I've got the gear for you...everything including the "How to make flies book." for your fly fishing pleasure. Great Starter Kit (minus the fish-you gotta catch those yourself!) VALUE $600, used once $300!"

Oh, I know you've been awaiting this post! Thanks, in advance for reading (and commenting, so I know for sure, someone is paying attention!)

Dealing with the folks responding to your ads isn’t the easiest thing in the world. It’s probably why I get so many clients who request I take charge of this end.

  • they don’t show up

  • lowball the seller

  • don’t call, then don’t show up

  • say "I want it FOR SURE," and don’t call or show up

  • bang-up walls when moving stuff out

  • scratch the floor as they clear it out

  • didn’t measure the truck/car/van beforehand

  • don’t bring enough heavyweight help

  • ask for you to transport for free (at the last minute.)

Oh, did I mention they DON’T SHOW UP??!!

I don't tell you all of this to discourage you from running your own show, however, it is the truth.

Well worth it, in the end, if you can stay steady, know what to expect, and be flexible.

(and here are the waders!)

Being disheartened with the human race comes with the territory so do your best to "let it go." Not worth the heartache to hang onto the upset.

I like to set up a date and timeframe for everyone to come look and pick up their stuff. It means having extra help for accommodating more buyers but certainly saves time and effort on your part.

Keep in mind, some condo complexes don’t allow a sale so you have to check with the management.

Also, parking can be more of an issue with multiple buyers coming at once. You can put out signs, have someone direct traffic, give them a make and model of your car, where you parked “legally.” Have them follow suit.

Ask for CASH only.

GIVE THEM YOUR PHONE number and ASK FOR THEIRS! Staying in touch with the buyer is always a good idea. It keeps them actively involved and more accountable. I confirm the set meeting time, let them know when I'm "here," and stay connected to those who expressed interest. When buyers 'No Show" or decide against the item, I've got back-up people to contact.

Smart to have things scattered around - point out the items that can accent what they’re purchasing. Adds more sales and take advantage of each buyer. I even place items on top or alongside the items to encourage those add-ons. I also mention this when we set up the meeting so they bring extra cash along. I may even email them teaser pics.

Do a Walk About with the buyers, pointing out all the things you have for sale. Take your time with the tour so they can soak it all up!

End the trail in front of the item(s) they called about and give them a bang-up price for everything you noted they hiccuped! Where did they stop and take notice, point to their friend/partner. What did they keep turning back to with their eyes or body.

Building relationship with each buyer is so welcoming. When they choose not to buy, though it may be upsetting or frustrating, keep the reaction positive. Let them know you're open to them passing along your contact information to friends who might be interested in your stuff. They're much more inclined to refer you if the conversation is light-hearted and pleasant.
